How do we afford a life of travel?
Renting out your home when you’re not there stops you from worrying about how you’ll continue to cover bills, and you can even use the money to pay for part of your trip.
We have rented our home on Airbnb for the past 15 years, and the income has given us so much freedom to travel.
It was the trigger that started our journey to financial self-sufficiency and enabled us to travel long-term. We can show you how you can do this, too.
5 myths around renting your home on Airbnb:

Guest reviews and vetting: The great thing about Airbnb as a host is that you can review and recommend (or not) the guests after their stay. You also don’t have to accept every booking request that comes in. You can be entirely selective about who you host based on their previous (positive) reviews and any other criteria you choose.
As a standard policy, we only accept guests with at least three positive and no negative reviews, so we know they can be trusted. If someone sends a booking request with no reviews, we will decline. Following this approach, we have never had any problems with our guests.
There is a massive incentive for guests to behave and treat the property respectfully. If they don’t and receive bad reviews, they cannot make any future bookings, as no host will accept them. -
Be clear: You are letting "your home" and not a professional let. People will not be disappointed if you are transparent in your description and photos. There is a considerable upside to staying in a "home" that has already been lived in versus a professional Airbnb apartment. For example, invite guests to use the kitchen or toiletry supplies. Other helpful amenities guests appreciate include gym equipment, Bluetooth speakers, board games, and children's toys.
Some of our best guest experiences have been those who were thankful for kitchen supplies available to help with cooking during their stay & families with young children who were delighted to play with our daughter's toys. Over the years, we have received thoughtful thank-you cards & gifts from guests who appreciated us sharing our home with them. -
Set up, management and keys: The Airbnb platform is highly user-friendly. They make it easy to get your home live with a few photos and property descriptions. They will even manage your pricing through their “Smart Pricing” functionality, so you never think about pricing correctly. You can also automate all the key messages to guests to be sent at specific times, e.g. “Thank you for your booking” and check-in and out instructions. You can leave a keysafe box with a code and instructions so guests can access the keys whenever convenient. You don’t need to be involved.
We have managed multiple Airbnb properties for 15+ years, and in our experience, guests now expect (and prefer) to “let themselves in”. Covid also exacerbated this.
If you are still concerned about time, consider using a management company (for a fee) to manage on your behalf. -
Locked storage: There are several options for locking items away, whether in a cupboard, spare room, or storage unit. We have a locked office storage unit where we keep our valuables. If you are concerned about personal items such as clothes, you could also move these to one side and pack them out of sight from guests, for example, in a spare room or under-bed storage.
You can close off and lock a bedroom to guests and use this purely for storage, e.g., let your 3-bedroom home be a 2-bedroom on Airbnb.
For the safety of your belongings, Airbnb verifies guests' identities with photo ID, so you have this reassurance. -
Cleaning: You can invest in mattress and pillow protectors for extra peace of mind, but most importantly, you will have a cleaner lined up to come in after every guest. You should arrive home from a trip away to a spotlessly clean house and £s richer from guests you have hosted. With a reliable cleaner, you will come to worry about this point less and less.
The average nightly rate for a 3-bed property in the UK is £150. The bookings you receive could pay for a significant chunk of your trip.
